How much can I afford and how do I find out?

Before starting the search for your dream home, the first questions you need to answer is ‘what is my budget and how much do I need for a down payment?’ We can refer you to our mortgage broker who can easily assist you in determining your price range.

What type of home are you looking for?

You need to determine what your preferred style of home is in your price range, whether it's a detached home, semi-detached, a townhouse, condo, link... and so on.

Where can you own that dream house?

Price is heavily influenced by location. If you had the exact same house in the heart of downtown Toronto compared to a rural area in Ontario, the value of that property will be much higher in the downtown location.

Choosing The Right Neighbourhood

THERE ARE MANY CONSIDERATIONS WHEN DECIDING
WHERE YOU WANT TO LIVE. A FEW TO NOTE:

  • How close are you to shopping and recreation centres? Being close to shops, parks, recreational facilities, and dry cleaners are always an added benefit and time saver.
  • Is it safe? Always do your research, check with the local police department, online, or the news to find the history of your area.
  • How far is it from work? Do you commute downtown? Being close to a GO station might be an essential, or perhaps living closer to a major highway.
  • What does the value of my home look like in the future? Homes in some neighbourhoods appreciate faster than others. Research the selling prices of homes in the past decade to help predict future of the neighbourhood. Rita and her team can provide helpful trends and data for all areas.
  • What are the local schools? If you have children, the proximity and quality of schools is essential. Depending on the address of your potential home, it will determine the schools your children will be allowed to attend. Most school boards have an online school locator that you can check to find out.
  • How loud is quiet? An absurd question in itself, but seriously, how loud is quiet. Make sure to drive by the home in the morning and in the evening during traffic hours and just listen. You want to listen for traffic noise, barking dogs, airplanes and any other noises that might bother you.
